We hope summer treated you well, and you're adapting to some new or temporary new 'normals.' Although international and domestic travel is curtailed, don't forget to get out and explore the many local or regional highlights that we often take for granted. There is always a silver lining! The Seller's market in real estate continues in Brevard County, often with multiple offers on new listings. Our Listing team works hard to get the highest net proceeds possible for our Sellers, and our full-time Buyer's agents are savvy at presenting strong offers to Sellers that will stand out in this current market. Whether buying or selling, we all need to weigh the benefits of these historically low-interest rates. Our brokerage has been investing more time into commercial transactions as well. We've seen increased demand from South Florida and other areas, as their markets have some very unreasonable cap rates. More & more investors are knocking! Next on the list, our CENTURY 21 Ocean brokerage is launching a new fundraising campaign to help build a new orphanage in Mongolia! Exciting times for a non-profit that is near and dear to our hearts, WEGO Ministries. Mongolia has an extreme climate, with highs of 104°F in the summer to -40°F in winter. The 'converted' summer home the kids currently live in is heated by yak dung (lots of work) and has serious structural issues. In the winter, septic pipes freeze, and they are forced to use an outhouse!

Estimates for this project are still being finalized, but we estimate around $300k, give or take, for a solidly built, furnished, and efficient home. Being a communist country for many years, it's difficult for the orphanage directors in Mongolia to even dream or conceptualize new construction...so DREAM WITH US FOR THEM!

Whether you're planning to sell or refinance, a home appraisal is a necessary step in determining the true value of your home. This means your home should be in the best possible condition, so it will be appraised at the highest potential value. While it may be tempting to swing for the fences with big-ticket renovations, there are smaller things you can do to efficiently raise the market value of your home.

Start Small with a Little Spackle:

If you've lived in your home for any length of time, you've probably hung things on the walls, put up shelves, or simply had accidents that resulted in minor damage. Now is the time to repair those blemishes. Filling these holes and crevices with a little spackle and painting over the area will leave your walls looking like new. While this may not boost the value of your home, it will keep the appraiser from deducting for the damage.

As Long as You're Painting...

After you've touched up your walls, you might want to consider freshening up the paint. Repainting worn trim and moldings around the home can give it a fresh look. Venture outside and touch up the trim around the windows and doors too. This will boost curb appeal and help you add value to the home. Any area where the paint is peeling, chipping, or simply has lost its luster should be retouched with a fresh coat.

Update Your Crawl Spaces:

An upgrade that's growing in popularity (and will grow your home value) is crawl space encapsulation. Crawl spaces are essential for providing homeowners and contractors with access to important systems of the home. However, these spaces are vulnerable to moisture and water damage caused by humidity and harsh weather conditions. In drier climates, dust and insects can interfere with HVAC systems. To protect crawl spaces, homeowners have started sealing these spaces with polyethylene barriers to keep out moisture, dust, and pests.

Do a Deep Clean:

This is also the time to really clean your home from top to bottom. If you have young children and pets, there may be odors and damage that might not be noticeable to you, but strong odors and scuffed hardwood floors will be the first things your appraiser notices. Consider hiring professionals to wax the floors, shampoo the carpets, and conduct an intensive cleaning of the entire home.

Conduct Other Repairs:

At some point, you should tour your home with the mindset of a home buyer. This will help you identify problems that you live with every day but just don't notice anymore. Look for things that need to be repaired, such as a loose handrail, a leaky faucet, or a shorted electrical outlet. Repairing these problems ahead of time will ensure you won't lose money on the appraisal. By taking the time to spruce up the home ahead of the appraisal, you may be able to increase the value by thousands of dollars. The suggestions offered here should give you a head start, but if you have additional questions on how to add more value to your home, don't hesitate to reach out to us.

A quick recap of the Brevard County Residential Report for July 2020:

  • Closed Sales are down +22.2% for July 2020 in which the number of units closed was 1,204 compared to 985 in July 2019, with a increase in cash sales of +7.4% compared to July 2019.
  • New Pending Sales are up +14.2% and New Listings are up +5.5%.
  • The Median Sales Price for Brevard Single Family homes is up +9.2% to $266,333 compared to a year ago, which was $244,000.
  • Months Supply of Inventory is down -31.0% to 2.0 months, a decrease from 2.9 months in July 2019.
  • Traditional Sales are up +21.8%, with a median sales price of $269,000.
  • Foreclosure/REO Sales are up +40.0%, with 21 sales and a median sales price of $151,000.
  • Short Sale Closings are up +100.0% with 4 closed sale, and a median sales price of $132,500.

  • Closed Sales are up +13.2% for July 2020 in which the number of units closed was 325 compared to 287 in July 2019, with a increase in cash sales of +21.3% compared to July 2019.

  • Median Sales Price for Townhomes/Condos is up +17.5% to $215,000 compared to a year ago, which was $183,000.
  • Months Supply of Inventory is down -21.6% to 2.9 months in July 2020 from 3.7 months in July 2019.
  • Traditional Sales are up +14.5%, with a median sales price of $215,000.
  • Foreclosure/REO Sales are down -75.0%, with 1 closed sales and a median sales price of $49,350.
  • Short Sale Closings are unchanged with 0 closed sales in July 2020 compared to 0 closed sales in July 2019.
