To make your final walk-through as successful as possible, follow these tips!
Check the heat and AC
It doesn't matter if you're in the dog days of summer, turn on the heater — and then follow it with an air conditioning test. Problems with these systems could lead to significant expenses, and while you're no expert, it pays to turn them on and make sure they run. Don't forget that some parts of the system may be outside; be sure to include an outdoor trip in this part of your walk through.
Inspect the bathrooms
Check all the faucets and flush the toilet to ensure they work, and that they provide hot water when asked and don't leak or spray. You should also check the sink, shower, and toilet base for mold or water damage.
Review previous repairs
When you completed your home inspection, your home inspector may have handed you a report that included items the seller said they would fix. If this is true for you, your final walk-through is your chance to check on all of those promised repairs and ensure they happened.
If it's mechanical, run it.
The washing machine, dishwasher, dryer, oven, even the ceiling fans — a house is loaded with devices, and your walk-through is your chance to ensure they all work. Check them now, so you don't spend your first days making a speedy replacement in your new home.
